The Buying Process
- We will contact you from the information provided on your personal registration form informing you via email or telephone of new developments and forthcoming opportunities.
- We then forward on details of new developments, outlining plans, specifications, costs, rental potentials along with fees and terms relating to the particular development.
- Once you have decided to purchase a property you then complete the online reservation from outlining what development and property you require.
- At this stage we ask you to email or contact us on 0191 4153763 confirming your purchase requirements.
- You will then be asked to print off and sign your reservation form.
- We will then ask you to forward this via post to our head office along with a cheque made payable to LINKS PROPERTY UK to the value of £2,200. This payment covers administration, legal and reservation fees. At this stage and only this stage your property investment is secure.
- We will now appoint one of our Mortgage Advisers who will assist you in finding the most efficient way of funding your purchase.
- Once we have confirmation that your mortgage requirements are satisfied we will require you to pay an introducer's fee of 2% + VAT of the gross market list price payable to LINKS PROPERTY UK.
- The Developer's legal team will then draw up the required contracts to exchange and secure your purchase.
- Our legal team will contact you in due course to guide you through the legal process outlining the terms of the contract.
- On most occasions a deposit is required equal to 10% - 30% of the purchase price.
- Once your contract has exchanged you are then legally obliged to complete your purchase with the developer.
- In certain circumstances, however rarely, there may be additional solicitor's fees and in such a case you would be required to pay these further costs upon completion.
